WHY US?

We are a factory-direct sales and distribution center for our kitchen and bathroom cabinets.  Our state of the art manufacturing facility allows us to have direct control over the entire manufacturing process, ensuring we have the highest quality product.  Because we manage manufacturing and distribution, we're able to cut out the middle-man and pass on the savings to you.  We also have established ourselves as a high-volume distributor of all types of materials (for countertops, flooring, tiles, backsplashes, crown molding, baseboards, etc.), in which we can leverage our wholesale pricing and lower your costs.

High quality and affordable in Lake Forest - what's not to love?

We maintain a wide selection of styles in inventory, so regardless of what design the project calls for, we will most likely be able to accommodate!

Our staff is very knowledgeable and we provide assistance throughout the entire process, from planning to execution.  We offer lifetime warranties on our work so that you can rest easy knowing that even after the project is completed, we are still here for you in case anything goes wrong.

Our Renovations Process

Remodeling a home in Lake Forest doesn't have to be complicated.  Our methodical process makes it easy.

1. Submit a Request

Call us or submit a request through our form below.

2. Discuss Your Project

Visit us at our showroom in Irvine, California or we can first discuss your project over the phone.

We recommend all  customers to visit our showroom to get an understanding for the type of styles and materials available.  It is also a great way to familiarize yourself with the different options on the market, what's popular, and to see the quality of our work. It's much easier to spot details and get a feel seeing a live kitchen or bathroom than looking at photos.

Come speak to a remodeling professional and we'd be happy to provide you a free renovation consultation.

We'll provide you with design assistance, inform you of what's popular, and show you examples of our work. Our goal is to get your project completed on time and within your budget. We never pressure customers into any particular style or material; we only guide the process to help make it easy for you!

3. Provide 3D Models

We will come to your home to take measurements, and build your kitchen, bathroom, or living room in a virtual 3D rendering at no cost.  You'll be able to visualize different design concepts on your home.

4. Provide Estimate/Proposal

Based on the discussions on what you like and what your budget is, we will form a proposal and estimate that makes the most sense to your requirements.  We have different financing options if you choose to move forward with our proposal.

5. Start Project

We will  come to your home to take measurements before we place orders to ensure that all the material specified will fit.

Once we start, we focus on your project until it is done.  Our process is efficient, as we have dedicated crews for specific tasks.  All too often, we've heard of contractors that take on too many jobs and leave them in an unfinished state, causing delay to the overall project timeline.  Worse yet, we've dealt with the aftermath of contractors collecting payment before the job is finished and never returning.  There have been too many instances where we've had to "fix" someone else's unfinished job, which is often times worse than starting from scratch.  This is why it's important to see your contractor's previous work (or showroom).

We understand what it's like not having access to an area of your home during the renovations, so our goal is to minimize the down time.  Every task, from demolition to finishing touches is scheduled accordingly so that we can complete your project in a timely manner.

6. Transform Your Home

We take pride in the speed at which we complete projects.  Homeowners are always surprised when comparing us to other remodeling contractors.  What takes us a week can take others 2-3 months.  This is largely in part because we've been doing this for over 20 years, in which we've developed the optimal team and have figured out the most efficient processes.  We're confident you will love the transformation of your home after it has been newly remodeled.  We provide warranties on our work so you have nothing to worry about should anything go wrong, giving you the peace of mind when choosing Lake Forest Remodeling.

Top Mistakes When Hiring a Remodeling Contractor in Lake Forest, CA

Kitchen Shaker Cabinets in Lake Forest, CA

We've heard of countless horror stories from our clients.  These are the most frequent mistakes when looking for the right kitchen and bath remodeling contractor.

  • Not seeing the contractor's previous work

It's important to understand the quality of work of a contractor before making a decision to hire them.  Kitchen and bath remodeling in Lake Forest (or anywhere for that matter) is a big financial investment, so making sure you have a qualified contractor is essential. We take pride in our quality of work, which is why we have an extensive show room to demonstrate our expertise and attention to detail.

  • Not checking the contractor's references

A home remodeling contractor with extensive experience will almost always have happy clients that would be willing to vouch for the work done.  We'd advise to request for references so that you can talk to past customers and get a feel of the experience they had.  This will help you understand what to expect when you renovate your home.

  • Making a decision solely on price

While price is definitely an important factor to consider for hiring any contractor, be careful of contractors that bid lower than others.  Often times, the quality of work and/or material suffers and you may end up unhappy with a poorly executed job. Even if you saved some money, you still spent a good chunk for an outcome that you didn't want, and may end up having to spend more to fix.  Another common scenario that we've seen is the bait-and-switch method where a contractor will bid low just to win the job, and throughout the course of the work, they start to claim unexpected things that incurs additional cost.  Getting an understanding of your initial quote by knowing what's included is important and having a conversation with the contractor about any uncertainties that could cause a difference in the quote will be key to avoiding any surprises.

  • Full payment up front

Any contractor that requires full payment up front should be dealt with caution.  We've heard too many instances of shady contractors collecting all payment before any work is done, and never showing up to start the job, or showing up a few times but never finishing the job.  A reputable contractor should have a structured payment schedule that follows phases of the project, which ultimately protects both the customer and the business so that risks are minimized on both parties.

  • Long turnaround times

Be wary of contractors that quote long turnaround times for your remodeling project.  Of course, the larger the project, the longer the timeline.  However, use your best judgment to gauge whether your project will be the sole focus throughout that duration.

It would be wise to get a schedule breakdown from the contractor, so that it is understood which tasks are being done on what day.  If the crew is working on multiple projects, it could cause delays on your home remodeling project.

Frequently Asked Questions (FAQ)

  • How do I choose the best remodeling contractor to hire?

Finding the right contractor for your home renovation can be challenging.  Of course, it's important to compare quotes with other competitors to make sure their pricing is reasonable.

However, price shouldn't be the only factor, as it is important to gauge if the contractor is aligned with your vision.  One good way is to look at their past work, and if there is a particular design style or theme you'd like, you know that the contractor is already capable of executing the job properly.  Additionally, you want to make sure they are easy to work with, as you will be needing to bounce ideas and coordinate activities, so communication needs to be prioritized.

Lastly, a good general contractor is licensed, bonded, and insured.  Be careful about awarding the job to anyone that isn't, as there could be repercussions that would be much more costly and painful to deal with.

  • What questions should I ask a remodeling contractor?

    • Can I see your past projects?
    • Do you have any referrals that can vouch for your work?
    • Do you have a showroom for me to see the quality of work you do?
    • Are you licensed, bonded, and insured?
    • What recommendations do you have for my budget?
    • Do you offer any warranties on your work?
    • How long would you expect the project to take?
  • How much does a remodeling contractor cost?

Each project is going to vary depending on scope, complexity, material selection, location, and size of the space being renovated.  For example, the larger the square footage, the more flooring material will be required.  A quartzite countertop is typically going to cost more than a quartz or granite countertop.  Every project is unique, which is why we provide design mock ups and quotes that fit your need.  Visit our showroom today or call us at (949) 749-5387 for a free design consultation and estimate.

  • Do you offer financing options?

Yes! We understand that it's not always easy to free up money when they're tied in stocks, mutual funds, or other assets.  We offer financing with great rates, so that you can keep your money parked in other areas that may have a higher return.  Contact us today at (949) 749-5387 to ask us about our financing offers.

  • Do I need a general contractor to renovate my home?

While we understand there are plenty of people who don't have a general contracting license that can offer to do the job at a lower cost, we would advise against going this route, as there could be quality issues or even worse, catastrophic problems that will require redoing much of the project.  Contractor licenses require rigorous training for a reason.  Every decision is based on knowledge and experience from the certification to ensure that your home is renovated in a safe manner with the highest quality.

  • Can I remodel my home myself?

While it's certainly possible for a homeowner to perform their own home renovations, we would highly advise on hiring an experienced professional.

Inexperience will inevitably lead to much trial and error, some of which can be costly in both time and money.  If a project is small enough, it may be reasonable to take the project on as a DIY challenge.  However, for large projects, we would advise on hiring a general contractor who does this for a living.

  • Are home renovations tax deductible?

Home improvement projects may be eligible for a tax write-off, but this depends on whether the remodeling project is considered a repair or an improvement.

As indicated by the IRS, a repair is any modification that restores a home to its original state or value. Home repairs are not tax-deductible, except in the case of home offices and rental properties that you own.

An improvement brings additional value to the home and thus increases the overall value of the property.  Improvements are generally tax-deductible, but only when the home is sold.

An improvement brings additional value to the home and thus increases the overall value of the property.  Improvements are generally tax-deductible, but may only be the case in the year the home is sold.  So if you make a home improvement in 2019 and decide to sell your house in 2022, you would only be able to take deductions on the 2022 return.  This is why it's important to keep the records of the home improvements that are made along the way so that you can claim the deductions later on if you decide to sell the home.
